All of our management agreements are month-to-month! We believe in earning your business every day! We manage your property 100% and take a percentage of the total revenue.

Design Center

How your home looks matters to guests, which is why we created our own Design Center. Our highly-skilled interior designers work with each owner, helping them choose the best furniture, decor and style for their home.

Legal

We’ll make sure your property is fully legal in the State of Florida, preparing all the tax and licensing documents for you.

Safety & Security

Guests won’t have to fuss with keys thanks to our electronic locks that offer extra security and easy self check-in. Each guest receives their own code in advance, so they can start their vacation right away.

Services & Setup

If your vacation home has a pool, hot tub, lawn or another amenity that requires extra services, we set up these vendors to handle routine maintenance, ensuring your home is always in the best condition.

Signage & Interior

Before each guest arrives, we do a final check of the interior, replacing or adding any broken or missing items. We make sure everything that needs extra explanation is fully-labeled and also include that information on the house manual.

Marketing & Advertising

When your property is ready for guests, our professional photographers will capture its best qualities and amenities, making it look its best. Better pictures help make a better first impression with potential guests. Each listing is professional and fully-optimized for all the major booking sites, including Airbnb, VRBO, Google Vacation Rentals and more!

Are there restrictions on how often I can use my home?

Your vacation home is—first and foremost—yours. You’re welcome to reserve your home for personal stays whenever you’d like, provided (of course!) that you honor any guest reservations that are already on your calendar.

Do I have to sign a long-term contract?

No. We believe in earning your business every month. If you are ever not happy with your services you can cancel them with 30 days written notice, we just ask that you honor the reservations already in place.

Can you furnish and decorate our property?

Our highly-skilled interior designers assist you in choosing a style for your home and filling it with the decor and furniture to fit that style.

Booking & Guest Communication

We go above and beyond to deliver the same boutique experience to your guests.

We handle every detail of your guests’ reservations with 5-star customer service, including a smooth and seamless check-in process with live phone and email support.

We make sure our guests start their vacation worry-free. We provide starter supplies, complete with trash bags, bathroom tissue, soap, detergent, and other essential items, so that your guests can settle in and start relaxing!

Financial Services

Monthly Statements
Monthly statements go out by the 10th of each month and include an overview of your reservations and rental amounts, a breakdown of our commission and a statement of all the expenses paid on your behalf. The balance is paid by direct deposit straight into your U.S. bank account.

Tax Documents
We help you prepare for tax season. Each January, you’ll receive the following tax documents: 1099 (U.S. owners) or 1042-S (non-U.S. owners) and a Year End Statement with an overview of your income and deductible expenses.

Accounts Payable
We process all your bills and pay them on time. You don’t have to worry about any up-charges—what you see is what you pay! We manage the following payments: utilities, sales and use tax, tourist development tax, licenses and permits, and all other vendor payments.

Dynamic Pricing

Price your home right every night!

Dynamic pricing means that we closely monitor changes in the market (like sun n fun, spring training, weather, and other events) and price your home to earn you the most money every night!

Why is dynamic pricing so important? Many people make serious mistakes when pricing their vacation home. If your price is too high, your potential guests will move on to the next listing, and you’ll lose bookings. If your price is too low, you will miss out on revenue.

The truth is, the best price for your home is always changing. We pay close attention to the market so that your home is priced right every night.
